How often do I need a commercial roof inspection?
Before diving into the inspection process itself, we should cover a very common question we get from our customers: How often should my roof be inspected? As a rule of thumb, it’s a good idea to have your roof inspected about once per year. (That goes for both residential and commercial roofs, by the way!)
There are many circumstances where you may want to schedule additional inspections, however. A few common reasons to schedule an inspection include:
- You spot obvious signs of roof damage, especially dripping ceilings and other signs of water intrusion.
- You’re renewing or changing your insurance plan.
- You’re intending to purchase (or have recently purchased) a new property.
- Your roof was hit by a major storm, especially a hail storm.
How does the inspection process work?
With that covered, let’s move on to the inspection. The first step, of course, is to schedule an inspection. If this is an annual inspection, it’s generally a good idea to schedule it during the spring. This way, your roofer will be able to spot any potential issues that appeared over the winter and fix them before storm season arrives in the summer.
On the day of the inspection, your roofer will look over your roof. This includes the surface of your roof, of course, where the roofer will examine your roof’s surface and identify damage such as tears, holes, shrinkage, or missing portions of material.
However, your roof is more than the surface material—it’s a complete roofing system designed to protect your commercial building. That means a truly professional roofer will inspect every part of your commercial roof, including the flashing, the drainage system, and even the interior of your building.
After the inspection: A complete report
Throughout the inspection, your commercial roofer will take notes on their findings, snap photos, and compile all of the information into a report. Once the inspection is complete, they will provide you with a complete report on the health of your roof.
